AI that runs maintenance for your rental properties.

A tenant reports a problem. PropOS figures out what's actually wrong, gets a contractor and a price, checks it against your lease and your rules, books the visit, and sends you the photos when it's done. Set your spending limit once. Jobs under it go ahead without you.

Why PropOS

One repair shouldn't eat your whole week.

Here's what a broken appliance looks like for most landlords who manage their own rentals, and what it looks like with PropOS.

Without PropOS

  1. Your tenant texts you. You're at work.
  2. You go back and forth trying to figure out what's wrong.
  3. You call three contractors. One calls back.
  4. You guess whether the quote is fair.
  5. You play messenger to find a time that works for everyone.
  6. You find out later it was the wrong fix.

With PropOS

  1. Your tenant reports it in the app, with photos.
  2. The AI asks the right follow-up questions and finds the real cause.
  3. It sends the job to the right kind of contractor and collects a price.
  4. It checks your lease and your spending limit.
  5. Your tenant picks a time from the contractor's openings.
  6. You get before and after photos when it's done.

Under your limit, you never have to open the app.

How it works

Your whole maintenance process, on autopilot.

Six jobs you do by hand today. PropOS does them for you, in order, every time.

01In seconds

It reads the report

Your tenant describes the problem and adds photos. The AI works out which trade you need and how urgent it is.

02In seconds

It finds the real cause

When the obvious answer might be wrong, it asks your tenant a few quick questions first. That's how a "broken dryer" turns out to be a blocked vent.

03Within minutes

It gets the price

The job goes to the right kind of contractor with the details and photos. They reply with a quote and open times. No calling around.

04Instantly

It checks who's responsible

PropOS reads your lease and tells you whether the repair is yours or your tenant's, quoting the exact paragraph.

05When the contractor replies

It books the visit

Your tenant picks one of the contractor's openings. Everyone gets an invite and reminders. If plans change, it reschedules.

06When the job's done

It closes it out

The contractor uploads before and after photos and a short note. Your tenant confirms. It's all saved to the property's history.

Lease check

Stop paying for problems that aren't yours.

Your lease already says who handles what. PropOS reads it, so you don't have to dig it out every time something breaks.

  • If a request is something your lease puts on the tenant, like a toilet clogged by misuse or a lost key, PropOS shows you the clause before anyone spends a dollar.
  • You make the call. Your tenant sees the same wording, so there's no argument about who said what.
  • Real problems still get fixed fast. Emergencies never wait on a lease check.

PropOS points to what your lease says. It isn't legal advice, and Florida law requires landlords to handle some repairs no matter what the lease says.

Speed

Fast, because nobody's waiting on you.

Most repairs stall in your inbox. PropOS starts working the second your tenant hits send.

Seconds

Sorted and prioritized

The report is read, the trade is picked and the urgency is set the moment it comes in. Day or night.

Minutes

Contractors on it

Matching local contractors get the job details and photos and are asked for a price and their open times.

One tap

Booked by your tenant

As soon as a contractor replies, your tenant picks a time. Under your limit, it's booked without you.

Case study

The dryer that wasn't broken.

A tenant asks for a dryer repair. The real problem is a lint-packed vent behind the wall, which is also a fire hazard. Step through how PropOS catches it.

This is an illustrated example. Carlos, Ana, Sample Vent Co. and all prices are made up, and real timing depends on when contractors reply.

    What we stand for

Built to work for you, not around you.

    You set the rules

The AI works inside the limits you choose. You decide what gets approved on its own and what waits for you.

    Prices up front

Every job has a quoted price before it's approved. No surprise invoices.

    We don't make things up

We won't call a contractor licensed, insured or verified unless we've confirmed it. If we haven't, the app says so.

    Fair to tenants too

Tenants see only what concerns them, and they see the same lease wording you do.

    Questions

    Everything you'd ask us.

    What is PropOS?

PropOS is maintenance software for rental properties. It takes a repair from your tenant's first message to the finished job: figuring out the problem, getting a contractor and a price, checking your lease, scheduling, and keeping a record with photos.

    What's the goal?

To give landlords who manage their own rentals the kind of maintenance operation big property management companies have, without hiring one. Your time back, fewer wrong repairs, and tenants who get answers fast.

Do I have to approve every repair?

No. You set a dollar limit. Jobs under it are approved automatically with a quoted price. Anything over it waits for one tap from you, with the quote and the lease clause right there.

    What happens in an emergency?

Emergencies like active leaks, flooding or a gas smell skip the line and are never held up by a rule or a lease check. For fire, gas leaks or anything dangerous, tenants should call 911 or the utility company first.

How does the lease check work? Is it legal advice?

You upload your lease once and both you and your tenant sign it in PropOS. When a request comes in, PropOS shows you the paragraph that covers it, word for word, and whether it's likely yours or your tenant's. It isn't legal advice. Florida law requires landlords to handle some repairs no matter what a lease says, so check with an attorney when you're unsure.

    Who are the contractors?

Independent local businesses. During testing we're building our South Florida network one conversation at a time, and contractors only receive jobs after they agree to. PropOS shows what's been confirmed about each one, and you can always use your own trusted contractors instead.

    How fast is it?

The report is sorted in seconds and contractors are contacted within minutes. From there, it depends on how quickly a contractor replies with a price and openings. Your tenant can book the moment they do.

    What does it cost?

We'll share pricing before launch. Testers will know before anyone is asked to pay.

    Where does PropOS work?

We're starting in Miami-Dade, Broward and Palm Beach counties. If you're somewhere else, apply anyway and we'll let you know when we reach your area.

I'm a property manager or a tenant. Is this for me?

Yes. Property managers can run maintenance for many owners from one place. Tenants get a simple way to report problems and see exactly what's happening. The application asks different questions depending on who you are.

What do you do with my information?

We use it to review your application and contact you about the test. We don't sell it. Read the Privacy Policy for the details, or ask us to delete it any time.

    Test program

Help us build it. Use it first.

We're picking a small group of landlords, property managers and tenants across South Florida to use PropOS before launch and tell us the truth about it.

    • Early access before anyone else
    • A real say in what we build next
    • A direct line to the founder, who answers

We ask for a short chat about how you handle repairs today, and honest feedback while you test. We're starting small, so we can't promise everyone a spot right away.

    Which best describes you?
