Terms of Use
The short version. PropOS is in testing. Applying doesn't guarantee a spot, things may change, and the software may have bugs. PropOS isn't a lawyer or a contractor. Contractors are independent businesses, so check their license and insurance yourself. In an emergency, call 911.
1. These terms
These terms apply when you use this website or apply to the PropOS test program. By using the site or submitting the application, you agree to them and to our Privacy Policy. If you don't agree, please don't use the site.
2. Who can apply
You must be at least 18 and live in the United States. You agree that what you tell us is accurate and that it's your own information. Don't submit someone else's details without their permission.
3. The test program
- Applying doesn't guarantee you a spot. We choose testers at our discretion.
- The program, its features and how long it runs may change or end at any time.
- PropOS is pre-release software. It may have bugs, go offline or lose data, so don't rely on it as your only record of anything important.
- We'll tell testers about pricing before anyone is asked to pay. Nothing on this site creates a charge.
4. Not legal, financial or professional advice
PropOS can show you what your lease says and suggest who's likely responsible for a repair. That isn't legal advice. Florida law requires landlords to handle certain repairs and conditions no matter what a lease says, and the rules can be complicated. Talk to a licensed attorney when you're unsure.
5. Contractors
Contractors are independent businesses, not PropOS employees or agents. PropOS doesn't guarantee their work, prices, licenses or insurance unless the app clearly says something was confirmed. Before hiring anyone, you can check a Florida contractor's license with the Florida Department of Business and Professional Regulation.
6. AI features
PropOS uses automated tools, including AI, to read requests, suggest causes and match the right kind of help. These suggestions can be wrong. Review them before acting on them, especially when safety or a lot of money is involved. PropOS doesn't replace emergency services. For fire, gas leaks, flooding or anything dangerous, call 911 or your utility company first.
7. Your feedback
The point of the test is your feedback. You agree we can use your feedback and suggestions to improve PropOS without paying you or owing you anything for it. We won't publish your name or quote you publicly without asking first.
8. Using the site
Don't misuse the site. That includes sending spam or automated submissions, trying to break or overload it, getting into areas you're not allowed in, or using it to break the law.
9. Our content
The PropOS name, logo, website design and content belong to PropOS. Examples on this site, including people, properties and prices, are made up for illustration.
10. Disclaimers
The site and the test program are provided "as is" and "as available," without warranties of any kind, to the fullest extent the law allows. We don't promise the site will always be available, error-free or secure.
11. Limits on our liability
To the fullest extent the law allows, PropOS isn't liable for indirect, incidental, special or consequential damages, or for lost profits or data, arising from your use of the site or the test program. Our total liability for any claim related to them is limited to $100. Some places don't allow these limits, so they may not apply to you.
12. Governing law
These terms are governed by the laws of the State of Florida. Any dispute will be handled in the state or federal courts located in Miami-Dade County, Florida.
13. Changes and contact
We may update these terms. If we do, we'll change the date at the top, and if a change is significant we'll email applicants before it takes effect. Questions? Use the contact form.
