Terms of Service
The short version. PropOS is a monthly subscription that helps you run repairs at your rentals. You approve every repair price before anything is booked, and you pay contractors directly. Cancel any time from your account. PropOS isn't a lawyer or a contractor, and its AI suggestions can be wrong. In an emergency, call 911.
1. These terms
These terms apply when you use the PropOS website, app, texts or emails. By creating an account or using PropOS, you agree to them and to our Privacy Policy. If you don't agree, don't use PropOS.
2. Your account
- You must be at least 18 and able to enter a contract.
- Keep your login safe. You're responsible for what happens under your account.
- The information you give us must be accurate, and you must have the right to share any information about tenants, contractors or properties you add.
3. Plans and billing
- Landlord plans are billed monthly in advance through Stripe: Starter ($10 a month, 1 property), Growth ($25 a month, up to 3) and Portfolio ($50 a month, up to 10). Prices are in US dollars and don't include any taxes that apply.
- Your plan renews automatically each month and your card is charged until you cancel.
- Cancel any time from Plans & billing in your account. You keep access until the end of the month you paid for. We don't give refunds for partial months unless the law requires it.
- If we change a price, we'll email you at least 30 days before it applies to you, and you can cancel before then.
- If a payment fails, we may pause features that need a plan until it's fixed.
- Tenants and contractors don't pay to use PropOS.
4. Repairs and contractors
- You approve every repair price before anything is booked. Repair costs are between you and the contractor, and you pay them directly.
- Contractors are independent businesses, not PropOS employees or agents. Whether they come from your own list or from quotes PropOS gathers (including through Thumbtack), PropOS doesn't guarantee their work, prices, timing, licenses or insurance, unless the app clearly says something was confirmed. Check a contractor's license and insurance with your state before hiring them.
- Any dispute about a repair is between you and the contractor.
5. Texts and emails
PropOS sends automated texts and emails about repairs, appointments and your account to people who agreed to receive them. Message and data rates may apply. Reply STOP to any text to stop texts to that number, and HELP for help. When you add a tenant or contractor, you confirm they agreed to get texts from PropOS about repairs.
6. AI features
PropOS uses automated tools, including AI, to read requests, suggest likely causes, compare quotes and read leases. These suggestions can be wrong. Review them before acting, especially when safety or a lot of money is involved.
7. Not legal advice
PropOS can show you what your lease says and suggest who's likely responsible for a repair. That isn't legal advice. Local law can make some repairs the landlord's no matter what a lease says. Talk to a licensed attorney when you're unsure. Typed-name lease signing in PropOS is offered as a convenience; make sure it meets the rules where your property is.
8. Emergencies
PropOS doesn't replace emergency services. For fire, gas leaks, flooding or anything dangerous, call 911 or the utility company first.
9. Acceptable use
Don't misuse PropOS: no spam, no harassment, no trying to break, overload or get into parts of the service you're not allowed in, and no using it to break the law, including fair housing and tenant protection laws.
10. Your content and feedback
You own what you upload, like photos and leases. You give PropOS permission to store, process and share it as needed to run the service for you, as described in the Privacy Policy. If you send feedback or ideas, we can use them to improve PropOS without owing you anything.
11. Our content
The PropOS name, logo, software, website design and content belong to PropOS. Examples on our site, including people, properties and prices, are made up for illustration.
12. Ending your account
You can cancel your plan and ask us to close your account any time. We may suspend or close accounts that break these terms or put others at risk. Sections that by their nature should survive (like billing owed, disclaimers and limits on liability) survive after an account closes.
13. Disclaimers
PropOS is provided "as is" and "as available," without warranties of any kind, to the fullest extent the law allows. We don't promise it will always be available, error-free or secure.
14. Limits on our liability
To the fullest extent the law allows, PropOS isn't liable for indirect, incidental, special or consequential damages, or for lost profits or data, arising from your use of PropOS or any repair. Our total liability for any claim is limited to the greater of $100 or what you paid PropOS in the 12 months before the claim. Some places don't allow these limits, so they may not apply to you.
15. Governing law
These terms are governed by the laws of the State of Florida. Any dispute will be handled in the state or federal courts located in Miami-Dade County, Florida.
16. Changes and contact
We may update these terms. We'll change the date at the top, and if a change is significant we'll email account holders before it takes effect. Questions? Use the contact form.
